Investment Strategy

Every property we review, it must follow a strict criteria including location, age, cap rate, cash-on-cash return, and potential for value add. Our team of managers, agents and advisors are aware of our criteria and ensure every property is in line with it.


We offer two different types of investment opportunities to best suit our investors. The key differences of the two is the time invested in the deal, and total return.


We look for properties where there is opportunities for us to bring more value. Whether that is physical repairs, or better management. This gives us the opportunity to build more equity in our properties for a greater return on our refinance.

Buy, Rehab, Rent, Refinance

This strategy, more popularly known as BRRR, is our 12-month investment strategy focused on single-family-homes. Our mission is to find homes in great neighborhoods that we can add value through cosmetic enhancements or even add bedrooms or bathrooms. This helps us maximize our monthly cashflow and our exit at the end of the deal. 

  • Buy
    • The most important part of the process is the acquisition. We follow a strict investment criterion when looking for deals. All deals are held to that standard to take out any guesswork.
  • Rehab
    • A strategic renovation is carried out to maximize the uplift in value. While costs need to be kept under control, quality should never be compromised. We respect our properties and ensure we always bring more value to it.
  • Rent
    • The property is then put on the market for rent. We are very strict on the tenants we will approve. We ensure our tenants have a clean background and good credit. We will not deviate from this to try and get someone in sooner.
  • Refinance
    • Once we have rehabbed the property and gotten a tenant in there, we will refinance the loan for a longer term and pull out the increased equity from the deal to pay ourselves and our investors back.

Our primary focus for investing is Multi-Family Properties with over 16+ units per property. This allows us the safety of consistent cashflow, and maintenance expenses to be comfortably built into the budget. 


All our properties will go through a rigorous due diligence phase where the property will be examined by experts as well as the title to ensure no liens against the property.


Our team of property managers, real estate attorneys and tax advisors have been in the commercial property industry for 20+ years each.


Each property will be owned by an LLC inside a holding company to ensure security of any legal actions from the tenants and designed to provide the best tax strategies for everyone involved.
